520 _aAbstract The main objective of the study is to determine the feasibility of establishing a commercial building for lease as a business in Dumaguete City. That the following are considered to be the specific objective of the study: (1) To identify and quantify the financial costs and non-financial costs and benefits of the business. (2) To know if the proposed SEAMARPAT Commercial Building is feasible in the management, marketing, technical, financial and social- economical aspects. (3) To determine if it will be accepted on the open market along with who will be the target market. (4) To determine if the SEAMARPAT Commercial Building gives the respondents the service they deserved. Upon the conduct of the study, there are Three Hundred Twenty (320) respondents. The respondents are business Owners of coffee shops, printing/photocopying centers, tailoring, eatery, convenience store, sari-sari store, law firm, accounting firm, laundry shop, internet cafes, electronic repair shops, pawnshops, dental clinics, souvenir shops and parlors. In addition, the study utilized the use of survey questionnaires to gather information from the respondents. The total investment needed isP 6.900.000 (Six Million Nine Hundred Pesos) and the payback period is 6.89 years or 7 years. The results of the study illustrates that the proposed project is feasible in different aspects. The layout design and equipment is suitable for the project. Projected financial statements and ratios indicate that the project is viable and feasible and that it is profitable, effective and efficient that signals a favorable condition for the business. The project will endure a favorable impact unto the economy as a whole for it generates income and employment opportunity. In addition, it is as well supporting to environmental regulations set forth by the law or the government. There are eighty seven percent (87%) who are willing and capable to patronize the establishment of SEAMARPAT Commercial Building business in the city. With that, there is an indication that the proposed business is feasible and is generally accepted.
